Don't bother wasting your time, we have a commercial property to be professionally cleaned in Pontypridd and I have been calling them since 6th Oct and every time I manage to speak to Lee Clark I have been given different stories, first I was told that he was going to be away and booked the job for 25th Oct this came and went but no sign of him so I called again on 16th Nov, first he had forgotten completely about it however he assured me that he was going to a conference the next day and will call me back on Monday 20th Nov. I am still waiting for that call. I have no intention of wasting anymore time as this people have no intention of doing any work.

We contacted CCWC services because we had just got a new 25,000sqft Warehouse that needed cleaning. The new Warehouse consisted of 3 large warehouses knocked into 1 large Warehouse. Each Warehouse had white panels all the way around that had collected so much dust, grease & dirt. I contacted CCWC and I heard back from them the same day and we arranged a meeting. I was met at the Warehouse by a lovely gentleman who was super helpful and explained in details what they would do to achieve best results. When the quote was agreed a booking was made to have a team on sight to have the work done. The two gentlemen who came on sight to do the work were again so helpful, so kind and very good working guys. They managed to finish the job in a couple of days and the outcome was stunning. I was very shocked to see the huge difference the clean had made. The panels come up like new and all the walls/panels were dust, grease and dirt free. So I was a happy lady. The whole round service from the company was 10/10 from start to finish. I would highly recommend this company for any industrial cleaning like I had. I have certainly kept this team in my "save" file as I wouldn’t hesitate in using them again. Thank you for all your hard work. Karen

FAQ's

What is LPS testing?

LPS (Lightning Protection System) Testing is a critical process for ensuring the effectiveness and safety of lightning protection systems installed in buildings. In the context of your services at CCWC Services, where working at height on high-rise buildings is a regular task, LPS Testing becomes particularly relevant. This testing involves checking the lightning protection components, such as conductors, earthing, and bonding, to ensure they meet the required safety standards and are capable of effectively channeling the electrical energy of a lightning strike safely to the ground.

Given your focus on health and safety, incorporating LPS Testing into your suite of services could further solidify your reputation as the ultimate service provider in building maintenance and restoration. It’s not just about keeping the buildings looking sharp; it’s also about making them as safe as a bunker when Thor decides to throw a tantrum! Ensuring that lightning protection systems are up to scratch is a great way to show that CCWC Services isn’t just about appearances – you’re about robust, comprehensive care for your clients’ assets.

Why is LPS testing important?

LPS Testing, or Lightning Protection System Testing, is paramount for several reasons, especially for enhancing building safety and compliance with industry standards. This process is crucial for ensuring the integrity and functionality of lightning protection installations in high-rise and historic buildings.

  1. Safety Assurance: LPS Testing is essential for safeguarding occupants and assets within buildings against the hazards of lightning strikes. It’s a proactive measure to prevent electrical fires, structural damage, and ensure operational continuity, especially in high-rise buildings where the risk is amplified.
  2. Compliance with Regulations: Regular testing and maintenance of lightning protection systems are mandated by UK safety standards, such as BS EN 62305. Adhering to these standards not only ensures legal compliance but also demonstrates a commitment to best practices in building maintenance and safety.
  3. Asset Protection: For asset managers and commercial landlords, ensuring their properties are well-maintained and protected against lightning damage is vital. LPS Testing plays a critical role in preserving the structural integrity and value of the property.
  4. Preventive Maintenance: Conducting regular LPS Testing helps in identifying potential issues early, allowing for timely remediation. This preventive approach saves costs in the long run by avoiding expensive repairs after lightning-induced damage.
  5. Insurance Requirements: Many insurance policies for commercial properties require regular LPS Testing as part of their terms. Failing to conduct these tests could lead to insurance claims being invalidated in the event of lightning damage.
  6. Historic Building Preservation: For Grade Listed buildings, maintaining the original structure while ensuring modern safety standards can be challenging. LPS Testing, particularly with non-invasive methods like Doff steam cleaning, is crucial for preserving these historic structures without compromising on safety.

How often should LPS testing be carried out?

LPS Testing, essential for the upkeep and safety of high-rise and historic buildings, should be carried out regularly. The frequency of these tests is guided by several factors, including regulatory standards, the environment in which the building is situated, and the building’s specific characteristics.

  1. Regulatory Guidelines: In the UK, according to British Standards BS EN 62305, it’s recommended that Lightning Protection Systems be tested at least annually. This ensures compliance with safety standards and regulations.
  2. Environmental Factors: Buildings in areas with higher lightning activity or severe weather conditions might require more frequent testing. The increased risk of lightning strikes in such regions necessitates a more vigilant approach to ensure the system’s effectiveness.
  3. Building Characteristics: The age, size, and type of the building also influence the testing frequency. For instance, older or Grade Listed buildings might need more frequent checks due to their historical value and potential vulnerability. Similarly, high-rise buildings, being more prone to lightning strikes, might benefit from more regular testing.
  4. After Lightning Strikes or Severe Weather: Following a direct lightning strike or significant weather events, it’s prudent to conduct an immediate inspection and testing to assess any potential damage or deterioration in the system’s performance.
  5. Insurance Requirements: Some insurance policies may have specific requirements for LPS Testing frequency. Adhering to these requirements is crucial for ensuring that insurance coverage remains valid.

What does a LPS test involve?

LPS (Lightning Protection System) Testing involves a comprehensive evaluation of the components and effectiveness of lightning protection installations in buildings. This process is crucial, especially for high-rise buildings and historic structures like those you often work with at CCWC Services. Here’s what the testing typically involves:

  1. Visual Inspection: The first step is a thorough visual examination of all accessible parts of the lightning protection system. This includes checking for any visible signs of damage or wear, such as corrosion, loose connections, or broken conductors.
  2. Continuity Testing: This is conducted to ensure that all metal parts of the lightning protection system are electrically continuous. Continuity is crucial for the effective operation of the system, as it ensures that lightning currents can be safely conducted to the ground.
  3. Earth Resistance Testing: A key part of LPS Testing is measuring the resistance of the earth termination system. This test checks how effectively the system can disperse the lightning strike into the ground, reducing the risk of damage to the building. The lower the earth resistance, the better the system’s performance.
  4. Inspection of Down Conductors and Earth Pits: Down conductors, which channel the lightning strike to the earth, and earth pits, where the charge is dispersed, are carefully inspected and tested for integrity and functionality.
  5. Component Check: All components, including lightning rods, conductors, bonds, joints, and grounding installations, are checked for integrity and compliance with relevant standards.
  6. Inspection of Surge Protection Devices: Surge protection devices, which protect electrical systems from surges caused by lightning, are also inspected to ensure they are functioning correctly.
  7. Compliance Verification: The entire system is checked against relevant standards (like BS EN 62305 in the UK) to ensure compliance. Any non-compliance issues are noted for correction.
  8. Detailed Reporting: After the testing, a detailed report is provided. This report includes the findings, any areas of concern, recommendations for repairs or upgrades, and confirmation of compliance with standards.

For CCWC Services, incorporating LPS Testing into your suite of services enhances your value proposition. It shows a deep commitment to ensuring the safety and longevity of the structures you maintain, aligning perfectly with your core values of accountability, integrity, and reliability.

Is LPS Testing a legal requirement ?

Yes, LPS (Lightning Protection System) Testing is indeed a legal requirement in many jurisdictions, including the UK. It’s mandated under various safety and building regulations to ensure that lightning protection systems are effectively protecting buildings, especially high-rise and historic structures, from lightning strikes.

  1. Compliance with British Standards: In the UK, the testing of lightning protection systems is governed by British Standards BS EN 62305. This standard outlines the requirements for the protection of structures against lightning, including the need for regular testing and maintenance of lightning protection systems.
  2. Building Regulations: The UK Building Regulations also emphasize the importance of safety features in buildings, which can extend to include lightning protection systems, especially in structures that are particularly at risk.
  3. Health and Safety Legislation: Under the Health and Safety at Work Act, employers and building owners have a duty to ensure the safety of their premises. This includes protecting against potential hazards like lightning strikes, thereby making LPS Testing a necessary compliance aspect.
  4. Insurance Requirements: While not a legal mandate, many insurance companies require regular LPS Testing as part of their policy conditions for coverage of lightning-related damage.

For a service provider like CCWC Services, which specializes in the maintenance and safety of buildings, conducting and potentially offering LPS Testing services aligns perfectly with legal requirements and industry best practices. It not only ensures compliance but also reinforces your dedication to providing comprehensive, safety-focused services. This adherence to legal standards further underlines your commitment to accountability, integrity, and reliability, key values that position CCWC Services as a leading and trusted name in the field.

How Often Should Commercial LPS Testing be done?

For commercial buildings, LPS (Lightning Protection System) Testing should be carried out regularly to ensure ongoing safety and compliance with standards. The frequency of these tests can vary based on several factors, but generally, the following guidelines are observed:

  1. Annual Testing: It is widely recommended that LPS Testing on commercial buildings be conducted at least once a year. This annual check ensures the system’s effectiveness and compliance with safety standards like the British Standard BS EN 62305.
  2. After Severe Weather Events: If a building is located in an area prone to severe weather, particularly with high lightning activity, it may be advisable to conduct additional tests following significant weather events.
  3. Building and Environmental Factors: The specific characteristics of the building, including its height, size, and location, as well as environmental conditions, can necessitate more frequent testing. For example, high-rise buildings or those in lightning-prone areas may require more vigilant monitoring.
  4. Post-Modification Checks: If any modifications or renovations are made to the building that could affect the lightning protection system, additional testing should be conducted to ensure the system’s integrity is maintained.
  5. Insurance Requirements: Some insurers might stipulate a specific frequency for LPS Testing in their policy terms, which needs to be adhered to for maintaining insurance coverage.

For CCWC Services, which specializes in maintaining and safeguarding commercial and high-rise buildings, recommending or incorporating regular LPS Testing into your service offerings aligns with your commitment to providing top-tier, safety-conscious services. By advocating for and adhering to these testing frequencies, you not only ensure compliance and safety for your clients’ properties but also reinforce your reputation as a reliable, accountable, and integrity-driven service provider in the building maintenance sector.

What will fail a LPS test?

Failing an LPS (Lightning Protection System) Test typically occurs when certain aspects of the system do not meet the required standards or when there are significant defects that compromise the system’s effectiveness. Here are some common reasons that could lead to a failure in an LPS test, particularly relevant for the kind of high-rise and historic buildings that CCWC Services specializes in:

  1. Inadequate Earth Resistance: One of the primary reasons for failure is if the earth resistance is higher than the acceptable limit. A low earth resistance is crucial for effectively dispersing the lightning strike into the ground.
  2. Damaged or Corroded Components: Any visible signs of damage, wear, or corrosion on components like conductors, lightning rods, and earth pits can result in a failed test. These issues can significantly impair the system’s performance.
  3. Loose or Broken Connections: Connections within the system must be secure. Loose or broken connections can hinder the proper flow of lightning current to the ground.
  4. Improper Installation or Configuration: If the LPS was not installed according to the relevant standards, such as BS EN 62305 in the UK, or if there have been improper alterations, the system may fail the test.
  5. Absence of Necessary Components: Missing components, like surge protection devices or certain conductors, can lead to a failed test.
  6. Non-compliance with Current Standards: An LPS that does not comply with the latest safety and building standards is likely to fail. These standards evolve, and older systems may need updating.
  7. Inadequate Coverage of the Building: The LPS should cover all necessary areas of the building. Inadequate coverage, particularly in complex structures like high-rises, can be a reason for failure.
  8. Neglect of Regular Maintenance: A lack of regular maintenance can lead to various issues with the LPS, resulting in a failed test.

Who is responsible for LPS testing commercial property?

In the case of commercial properties, the responsibility for LPS (Lightning Protection System) Testing typically falls on the building owner or the property manager. However, the specifics can vary based on the management structure and lease agreements in place. Here’s a breakdown of responsibilities:

  1. Building Owners: They are primarily responsible for ensuring the safety and compliance of their property, including LPS Testing. For commercial landlords, this is part of their duty to maintain a safe environment for tenants and visitors.
  2. Property or Estate Managers: In scenarios where property or estate managers are appointed, they might be tasked with arranging and overseeing LPS Testing. This is part of their broader role in managing the upkeep and safety of the property.
  3. Facility Management Companies: Companies like CCWC Services, which specialize in building maintenance for commercial and industrial landlords, might be contracted to coordinate LPS Testing. This would be part of a comprehensive service package offered to clients.
  4. Leaseholders or Tenants: In some lease agreements, particularly in multi-tenancy buildings, the responsibility for certain types of maintenance, including LPS Testing, may fall to the tenants. This is usually specified in the lease terms.
  5. Health and Safety Officers: In larger organizations, the internal health and safety officer might be responsible for ensuring that all necessary safety checks, including LPS Testing, are carried out.

What Is a suitable reading for a LPS Test.

A suitable reading for an LPS (Lightning Protection System) Test, specifically referring to the earth resistance measurement, varies depending on certain standards and guidelines. However, a general rule of thumb is as follows:

  1. Earth Resistance Value: Ideally, the earth resistance value in an LPS should be as low as possible. The commonly accepted standard is that it should be less than 10 Ohms. This low resistance ensures that the lightning current can be effectively and safely dispersed into the ground.
  2. Variations Based on Standards and Conditions: Different standards may have specific requirements. For instance, British Standard BS EN 62305 might stipulate certain variations based on building type and environmental conditions. Additionally, in some cases, such as with sensitive equipment or specific types of structures, a lower resistance value (less than 1 Ohm, for example) might be required.
  3. Considerations for Special Buildings: For historic buildings or structures with unique architectural features (which CCWC Services often deals with), there might be more stringent or specific requirements to ensure both safety and preservation of the building’s integrity.

It’s important to note that these values can be influenced by various factors, including soil type, moisture level, temperature, and the presence of other grounding systems in the vicinity. Regular testing and professional assessment are essential to ensure these values are within acceptable limits and the system is functioning optimally.

Can I conduct in-house LPS testing, or should I hire a professional service?

Deciding between conducting in-house LPS (Lightning Protection System) Testing or hiring a professional service depends on several factors, including expertise, equipment availability, and compliance requirements. Here’s a breakdown of considerations:

  1. Expertise and Qualifications: LPS Testing requires specific technical knowledge and expertise. If your team at CCWC Services has trained professionals with expertise in lightning protection systems, you might consider conducting the testing in-house. However, it’s crucial that the personnel are not only technically capable but also up-to-date with current standards (like BS EN 62305) and safety regulations.
  2. Specialized Equipment: Proper testing requires specialized equipment to measure earth resistance, continuity, and other critical parameters. Owning and maintaining this equipment is a consideration if you opt for in-house testing.
  3. Compliance and Certification: For legal and insurance purposes, it’s often necessary to have LPS Testing certified by a recognized and accredited body. Professional services are typically accredited and can provide the necessary documentation to prove compliance.
  4. Complexity of the System: The complexity of the LPS in high-rise or historic buildings can be significant. Professional services are usually more experienced in dealing with a variety of systems across different types of buildings.
  5. Liability and Insurance: Hiring a professional service often means they assume liability for the accuracy and thoroughness of the testing. This can be a significant factor, especially considering the potential consequences of system failure.
  6. Cost vs. Benefit: Consider the cost of training, equipment, and time for in-house testing versus the cost of hiring a professional service. For some businesses, especially those specializing in building maintenance and services like CCWC Services, the investment in in-house capabilities might be justifiable and aligned with your service offerings.
